Estate Maintenance Property Attendant

Prominent executive of a leading organization is seeking an experienced, capable Estate Maintenance Property Attendant to be responsible for the ongoing care, maintenance, and overall functionality of a large, luxury beachfront estate. This hands-on role requires a proactive and skilled individual with strong knowledge of residential systems, facilities upkeep, and high-end property standards. The Attendant ensures the estate’s interior, exterior, grounds, and systems are consistently maintained in excellent condition, while also providing responsive support for urgent repairs, event preparation, and property safety. Discretion, reliability, and attention to detail are essential for success in this position.

Essential Duties And Responsibilities:

Property & Systems Maintenance
• Conduct daily inspections of estate systems and infrastructure to identify potential issues.
• Monitor, operate, and perform light servicing on HVAC, water softener, generator, electrical, plumbing, AV, irrigation, lighting, and smart home systems.
• Maintain pool and spa equipment, ensuring water quality, temperature control, and safety.
• Supervise and coordinate with external contractors and vendors as needed.

Grounds & Exterior Maintenance
• Conduct daily walks of the estate grounds to check for debris, hazards, or maintenance needs.
• Maintain driveways, patios, terraces, and outdoor furniture.
• Regularly clean and maintain all windows, glass doors, and exterior finishes.
• Keep beachfront access areas clean and safe.
• Prepare and secure the property for hurricane season (storm shutters, generators, sandbags, drainage, etc.).

Vehicle Care
• Maintain and clean all estate vehicles (interior and exterior).
• Schedule regular service and inspections.
• Keep the garage area organized and pristine.
• Ensure boats are kept clean and washed regularly

Additional Duties And Responsibilities:
• Ensure overall safety and security of the property.
• Provide assistance with deliveries, guest arrivals, and event setups.
• Respond to emergency repairs and after-hours calls as needed.
• Maintain detailed maintenance logs and inventories of supplies and equipment.
• Occasionally assist with airport pickups/drop-offs and local transportation.
• Provide support with indoor maintenance tasks such as chandelier cleaning or high-reach areas.
• Performs additional duties and special tasks assigned by Principals and Estate Manager.

Requirements:

• Minimum 3 years of experience in residential estate or luxury property maintenance.
• Working knowledge of mechanical systems, home automation, and pool systems.
• Physically fit and capable of lifting, climbing ladders, and performing outdoor work.
• Excellent organizational skills with strong attention to detail.
• Self-starter who can work independently and prioritize tasks.
• Professional demeanor with high standards of discretion and confidentiality.
• Valid driver’s license and clean driving record.
• Must be eligible to work in the U.S. and pass a full background check.

• Must be able to lift and carry up to 50 pounds independently.
• Frequent walking, standing, and climbing stairs throughout the property.
• Regular bending, kneeling, and reaching in both indoor and outdoor environments.
• Ability to work in Florida's outdoor climate, including heat and humidity.
• Use of ladders and tools to access high areas for cleaning or repairs.
• Visual acuity required for identifying maintenance issues and detail work.

Preferred Qualifications:

• Experience with hurricane preparation and beachfront property care.
• Trade certifications (HVAC, electrical, plumbing) a strong plus.
• Prior experience working in a staffed or multi-residence estate.
• Familiarity with maintaining luxury vehicles.

Working Conditions:

• Work is performed in and around a 14,000+ sq ft beachfront estate on 4 acres.
• Duties include both indoor and outdoor tasks in varying weather conditions.
• Flexibility required for weekends, holidays, early mornings, or evenings.
• Must maintain a professional and service-oriented demeanor at all times.
• Fast-paced, team-oriented environment with occasional high-pressure situations.
